Windows and Doors on Older Ventura Homes

Why windows and doors often come first on an older Ventura house: rebuilding original sash, sealing each opening against damp air, then the work inside.

Windows and doors are often the first part of a remodel on an older Ventura house, since wood that has lost its paint takes up moisture fast. Damp air soaks into bare sills and the bottom rails of sash, and rust spreads from old steel hardware. Until each opening is sealed again, water can reach the framing below it, so the rest of the remodel waits on that work.

Saving the original sash

We lift the sash from its frame and take it to the bench. Rotted wood at the joints is cut out and replaced with the same species, glued and pinned. Old glazing putty is softened and removed, the glass is reset, and the wood is primed on every face before it goes back. Hardware is changed to stainless steel or bronze, which stand up to damp air without pitting. Weatherstripping sits in a slot cut into the sash edge, so it stays out of sight and the window still looks the way it did.

Flashing the opening and what follows

With the sash out, the rough opening shows whether water has already done harm. Soft sill framing is replaced, then a sloped pan goes under the sill so water that gets past the frame drains to the outside. Head flashing is lapped under the siding above. Doors get the same pan and a new threshold seal. Once every opening is tight, work moves inside to rewiring, galvanized pipe replacement and plaster repair, and the city building department reviews the plans for that phase.
