A backyard unit or garage conversion that looks like it belongs on the lot, with the old house's utilities checked before the new one is tied in.

Design that matches the main house

An ADU behind an older house looks best when it borrows from it: the roof pitch, the siding, the window proportions and the trim. We design the unit to sit with the house rather than against it, within the size and setback rules for the lot.

Old utilities, new demand

An ADU adds load to the electrical service, the water line and the sewer. On an older lot these are often the original small service and clay or cast iron sewer line. We check them first, because an upgrade found late can change both the budget and the schedule.

Garage conversions

A detached garage can often become an ADU. Older garages may need a new slab, new framing or a new foundation to meet current code. We inspect the structure and tell you whether converting it or building new makes more sense.
