Can the new unit have a wood porch like the one on our house? On a Sylmar lot that depends on the fire map. Where a parcel sits inside a mapped fire hazard zone, a porch or deck floor near the unit's walls has to be built from a product that meets the ember-resistant rules. The look can carry over: posts, rail and roof can echo the old porch in materials that pass.

Porch floors that pass

The floor surface is where embers land and collect, so the code looks at it closely. The choices include decking that has passed the state's fire tests, fire-retardant-treated lumber rated for outdoor use, and noncombustible surfaces such as tile or pavers on a concrete slab. Under a raised porch, the framing is enclosed or kept clear of anything stored, and the joint where the porch meets the wall is flashed in metal. The roof over the porch carries the same Class A rating as the unit, and its gutter gets a cover so dry leaves cannot gather.

Borrowing the old porch's lines

Nothing on the main house's porch has to change. Its wood posts, rail and floor are outside the unit's permit, so they need no upgrade for the new building to pass inspection. What the unit borrows is shape: the post spacing, the height of the rail, the profile of a bracket under the beam, the depth of the porch roof. Those can be built in fiber cement, metal or treated wood and painted in the house's trim color, so a small porch on the unit repeats the old one in outline.
