Diamond Bar ADU Construction and Parking Review
Diamond Bar ADU construction with parking settled in plan review: whether the unit needs a space at all, and where one can go if it does.
Parking is one of the first things a Diamond Bar plan reviewer checks on an ADU behind an older house, and state law narrows what can be asked. A city may require a single space for the unit, but none when a public transit stop lies within the distance on foot the statute sets, when the unit is carved from existing space, or in a few other listed cases. We work out which case applies before drawing.
Where a required space can go
If the lot falls outside every exemption, the space can be uncovered, and it may sit in a setback or in tandem on the existing driveway unless the city makes specific findings that fire or safety conditions rule that out. That often lets the space already in front of the garage count, so no new paving takes over the yard. We show the space, its size and the driveway on the site plan, and the reviewer checks it there. Another listed case covers a street where parking permits are required but not offered to the unit's occupant.
When the garage goes
State law also lifts any duty to replace the parking a garage provided when that garage is converted into the unit or torn down to make room for it. The driveway can stay as an uncovered space, or part of it can be planted to soften the walk to the new door. The older house keeps its original front walk and porch steps, and if the driveway apron is reworked, the new concrete is scored and tinted to sit quietly beside them. The reviewer sees each of these choices on the drawings before a permit is issued.

ADU Construction in Diamond Bar: common questions
Parking and utilities can share the driveway, since the trench for power and water may run beneath it. When it does, the trench is cut, filled and patched in one pass. The panel's rating is compared with both homes' loads first, the water line is tested for flow, and the sewer lateral is filmed to its connection.
Usually, and converting it is one of the cases where the lost parking need not be replaced. We check its slab, its footings and its roof framing first. Walls close to a lot line may need a fire-rated lining, and a sleeping room needs an egress window.
The pitch and eave depth of the main roof come first, followed by the house's wall finish and window shapes, each repeated at a smaller scale. If the driveway apron is redone, its finish matches the old concrete near the house, so the front of the lot looks unchanged from the street.
