ADU Construction in Downey and Safety Glass
Downey ADU construction with safety glazing marked where plan review expects it: at doors, in wet areas and in large panes set low to the floor.
When a Downey reviewer reads the window schedule for an ADU, one question runs down the list: which panes have to be safety glass? The residential code names the hazardous spots, places where a person could fall or push against glass, and each one needs tempered or laminated glazing. We mark those panes on the drawings, so the order to the window maker and the inspector's check match.
Where the code calls for it
Glass in any door needs it, and so does a pane within 24 inches of a door's edge when its bottom sits less than 60 inches above the floor, since a hand reaching for the knob can land on it. Glass beside a tub or shower, low enough to be splashed or leaned on, needs it as well. So does a large pane set close to the floor beside a path people use, and glass along a stair or landing. In a small unit those spots crowd together, because the entry door, the bath and the main window may all sit within a few steps.
The label, and the older house
Every tempered pane is stamped with a small etched label in one corner, and the inspector looks for it at final. If a window order arrives without one where the drawings call for it, that sash goes back. The older house is a different matter. Its original windows, with their thin, wavy glass, are not touched by the unit's permit, so the code asks nothing of them. If one of those panes ever breaks beside a door, the replacement has to be safety glass, cut to fit the old sash, so the frame and its putty line stay.

ADU Construction in Downey: common questions
Every line between the buildings appears on the utility plan with its size. The main panel gets a load calculation against the unit's heat pump, water heater and cooktop, and the result tells us whether a feeder is enough or the service must grow. A flow test sizes the water branch, and the sewer lateral is filmed ahead of the new cleanout.
Converting a garage keeps its footprint, and its new glass follows the same schedule: the entry door and any pane beside it are tempered. The shell needs insulation, a moisture barrier over the slab, a bedroom window large enough to escape through and a footing confirmed under each wall. Its existing spot on the lot carries over.
Muntin bars on the unit's glass can copy the old divided pattern, and the casing is milled to the house's profile, so tempered panes sit inside frames that look original. The rest follows the house too: its roof pitch, its eave depth and its siding or stucco finish.
