ADU Construction in Encino

ADUs in Encino placed where the water supply, sewer and power reach them cleanly, so the older main house is opened only where a line must pass.

Water pressure at the back of an Encino lot can set the spot for an ADU. The new unit's supply branches off the line that feeds the older house, and a long run to a far corner loses pressure at the shower, so we test flow at a rear hose bib and trace the line from the meter. A unit set closer to that line keeps the pipe short, and the house's original walls and floors stay closed.

Supply, drain and power together

Once the water line is traced, the sewer and electrical routes are laid over it on the site plan. A drain needs steady fall to the lateral, a feeder needs a trench from the panel or a new meter, and the supply may need upsizing if both buildings will draw at once. When all of those routes meet near one part of the yard, that is usually the strongest place for the unit. We draw each option with its trench length so the trade-offs are visible.

The older house during the tie-in

Tying a new supply into an older house sometimes reveals galvanized pipe that has narrowed inside with rust. If it has, the section between the meter and the new branch is replaced in copper or PEX, which helps both buildings. Beyond that, the original plaster, trim and wood floors are left alone. Trenches follow fences and stay clear of the old foundation, and any wall that must be opened for a connection is patched to match its existing finish, so the repair disappears once paint goes on.
