The utility closet of a Van Nuys ADU holds the parts that keep the unit running, and each of them asks for room. A heat pump water heater pulls warmth from the air around it, the subpanel needs open floor in front for anyone working on it, and an air handler needs a filter slot that can be reached without moving a thing. We size that closet before any other room is drawn.

Clearances the code sets

A panel may not hang in a clothes closet or a bathroom, and in front of it the electrical code reserves floor at least 30 inches wide, deep enough for an electrician to stand and work. The water heater wants a generous volume of air around it or a door with openings, plus a pan, a drain for its condensate and straps against an earthquake. Those needs together usually settle the closet's width. We hang its door so all three pieces of equipment can be serviced and swapped without opening a wall.

Where the closet sits in the plan

A closet placed beside the bathroom keeps the hot water run short, so a shower warms quickly and less water goes down the drain while it does. Set against an outside wall, it gives the condensate line and the refrigerant lines an easy way out. Its door faces a hall or the kitchen, away from the bed, since a heat pump water heater hums as it runs and gives off cool air. Nothing in the closet touches the older house in front, whose original panel and pipes stay in place unless the tie-in calls for work.
