With a hip roof, a Panorama City ADU has no tall gable wall for wind-driven rain to soak. Every face slopes down to an eave, so water drops off each edge of the building, and the overhang shelters the siding and window heads all the way around. The trade is more gutter: one along every eave, a downspout at each corner and a planned outlet for each, aimed away from the older house beside it.

Hips, valleys and the entry hood

The ridges where the roof's faces meet are capped with hip shingles or vented caps, and where the plan has an L, the valley between wings gets a metal liner under the roofing. A small roof over the door meets the unit's wall at its lower end, and a kickout flashing there throws water into a gutter, since that corner is where siding rots first. Drip edge runs along every eave, and the underlayment laps over it so water cannot track back under the roofing.

Gutters sized to the roof

Gutter size follows roof area and pitch, and a 5-inch K-style or a half-round of similar capacity serves a small unit. Hangers go in close together, so a gutter loaded with water does not sag. Where the main house wears half-round gutters on round brackets, the unit repeats them in the same metal. Leaf guards go on wherever a tree overhangs, and each downspout ends at a splash block, a planted basin or a pipe, chosen for where that corner sits on the lot.
