West Covina ADU Construction, Braced for Review
A West Covina ADU drawn for the reviewer who checks earthquake bracing: windows placed around braced walls, hold-downs set at the pour and nailing inspected.
Earthquake bracing is a set of sheets a West Covina reviewer reads line by line. They name each wall that resists sideways force, the plywood and nail spacing on it, the steel hold-downs at its ends and the bolts that tie it to the footing. A small unit with generous glass toward the yard has little solid wall left over, so window placement and bracing are worked out side by side.
Glass and solid wall
Only solid wall can brace a building. Each window and door cuts a gap, and the engineer adds up the solid lengths left on every side of the unit. Where a wide opening leaves too little, the answer can be a narrower window, a factory-built shear panel beside it or a steel frame around it. We place windows with that tally in mind from the first sketch. The plans then mark every braced panel with its sheathing, edge nailing and the hold-down at each end, and the reviewer checks those marks against the calculations.
Hardware set at the pour
Hold-down bolts and anchor bolts have to sit in the forms when the concrete arrives, each at an exact spot, so the foundation plan locates every one by dimension. Anchor bolts get square plate washers that keep the sill plate from splitting when the ground shakes. A bolt that ends up out of place is replaced by an epoxy anchor drilled in afterward, as the engineer specifies, and that may call for a special inspection. At the framing inspection, the nailing on each braced wall is checked while it is still bare, before insulation and drywall hide it.

ADU Construction in West Covina: common questions
Pipes and conduit rise through the slab at spots chosen to miss the hold-downs and anchor bolts, since a pipe sleeve crowding one can weaken the concrete that holds it. Water, drain and the feeder are drawn on the foundation plan beside the bracing hardware, so everyone works from one sheet, and the trench across the yard stays back from the older house's footing.
It can, and a sloped ceiling in the new room brings in an engineer. A garage's ceiling joists tie the lower ends of its rafters together, which keeps the walls from being pushed outward. Taking them out for a vault means a ridge beam carrying the roof on posts down to new footings, or steel ties set higher, each sized by calculation.
Match the height where the walls stop and the roof begins. Measured from floor to the top of the wall, that height on the main house sets the unit's proportions, and a unit framed taller under a shallow roof looks borrowed from another street. We frame the unit's walls to the house's height, so the two eave lines agree across the yard.
