Hermosa Beach ADU Construction and Its Roof Drainage
Hermosa Beach ADU construction with kickout flashing where roof meets wall, flashing metal chosen for salt air, and roof water piped to set outlets.
Where a slope of a Hermosa Beach backyard unit's roof dies into a wall, at a stair, a taller section or the older house itself, rain running down the roofing heads straight for that joint. Left alone, it slips behind the siding at the bottom corner. A kickout bent at that corner throws the water out into the gutter, and the downspouts carry it on to outlets picked before framing begins. Those wall joints are drawn first.
Flashing metal for air that carries salt
Within reach of salt air, plain steel flashing can rust through at its cut edges well before the roofing wears out. The kickouts, step flashing and drip edge on the unit are bent from aluminum, copper or stainless steel, and every nail or screw touching them is a compatible metal, since a steel screw driven through copper corrodes where the two meet. Step flashing goes in one piece per course of roofing, each lapped to shed onto the next, and the wall's building paper comes down over its upright leg. On a stucco wall, water that works past the finish leaves through the weep screed at the base.
Outlets for the roof water
Each downspout drops into a solid pipe buried in the yard, and that pipe runs to an outlet chosen on the site plan: a gravel-filled dry well sized after a percolation test, a lined planter box with an overflow, or a curb drain where the city permits one. No outlet is aimed at a neighbor's fence or at the older house's footing. A cleanout sits where each downspout meets its pipe, so a clog of leaves or windblown grit can be flushed out. If the two buildings stand close together, the strip between them is graded with a low dip down its center, and that dip leads surface runoff to the same outlet.

ADU Construction in Hermosa Beach: common questions
Electrical capacity comes first. We total what the older house already draws, add the unit's appliances, and hold that sum against the service rating, which shows whether a subpanel off the existing panel will do or the utility must upgrade the service. A sewer camera then checks the old lateral, and any roof drain found plumbed into it is disconnected and sent to the unit's yard drainage.
Converting one is often practical once the frame passes a close look. We pull a few boards or a patch of stucco near the ground to look at the sill plates, test the slab for moisture, and check whether the rafters can carry a ceiling and insulation. A garage roof that never had gutters gets them, piped to the same outlets as the rest of the lot.
Through a handful of measured details. The rafter tails or boxed eaves of the older house are copied at the same depth, the fascia board matches its width, and the gutter takes the same profile, half-round or ogee. Window sash keeps the house's ratio of width to height, casing is milled to its profile, and the siding or stucco texture follows the main walls.
