Manhattan Beach ADU Construction and the Route In
Manhattan Beach ADU construction planned around the delivery route, from a rear alley or through the side yard past an older main house.
How materials reach the back of a Manhattan Beach lot comes down to whether an alley runs behind it. With rear access, lumber, concrete and fixtures arrive right at the build site and the main house is never in the way. Without it, everything travels through the side yard or the garage, so we measure that path, protect the walls and trim of the older house along it, and order materials in sizes that fit.
Building from an alley
An alley lets a concrete truck pour footings directly and lets framing lumber come off a delivery truck onto the slab. A dumpster or a materials drop in the alley usually needs a permit from the city for use of the public right of way, and the bin has to leave the alley passable. We sequence deliveries so the alley is clear at the end of each day. On a coastal lot, lumber and steel stored outside are covered and kept off the ground, so they do not take on moisture or rust before they are built in.
Building through a side yard
A narrow side yard can still serve a full build with the right equipment. A compact excavator that fits a 36-inch gate digs the footings, and a line pump carries concrete by hose from the curb. Wall framing is cut and assembled in sections light enough to carry. Along the route, the old house's siding, window sills and downspouts are covered with padding and plywood, and any original fence or gate that has to come down is taken apart carefully and put back at the end.

ADU Construction in Manhattan Beach: common questions
With an alley, a new power service for the unit may come from a line along it, which can spare the main house's old panel. Without one, the lines run from the house through the side yard. Either way, the panel, the gas meter and the sewer lateral are checked against the new load before a trench is opened.
If it opens onto an alley, a converted garage can become a unit with its own entrance from the rear. We check the slab, the framing and the height first. The big door is replaced with a wall, an entry and windows, and the new entry's path and address are settled with the city before the design is fixed.
Measure the main house, then build those measurements into the unit. Roof pitch, overhang, siding exposure, window sizes and trim widths carry over, and finishes are chosen to last on a coastal lot. Where the unit faces an alley, that side gets the same care as the side seen from the yard.
