The bedroom of a Lomita backyard unit starts as a rectangle on the floor plan the size of a queen bed, with space to pass along both long sides and at the foot. Once that rectangle fits, the closet, the door swing and the escape window are placed around it, so the door never knocks the bed frame and the window stays reachable when it has to open in a hurry.

Clearances and the escape window

About 24 inches of floor beside each side of the bed lets a person make it and climb out of it without turning sideways, and 30 at the foot clears an open dresser drawer. The code's escape window needs a clear opening of at least 5.7 square feet, with its sill no more than 44 inches above the floor, so it goes on a wall the headboard does not cover. A closet 2 feet deep holds hangers without catching the door. Those figures settle the size of the room more firmly than any sketch of a larger plan.

Power, heat and quiet

Outlets go where a lamp will stand at each side of the bed, and the electrical code's spacing rule fills in the rest, so no cord has to cross the floor. A ductless head sits high on the wall opposite the bed, where its airflow does not blow across a sleeper, and its condensate line drains outside. Insulation in the interior wall shared with the bathroom cuts the sound of a fan or running water. The window takes the proportions of the older house's bedroom windows, so from the yard the unit looks like part of the same property.
