Rolling Hills Estates ADU Construction and the Front Door
Rolling Hills Estates ADU construction with a fiberglass entry door and stainless hardware that hold their shape and finish in damp air near the ocean.
A fiberglass entry door suits a Rolling Hills Estates backyard unit on a lot that sees damp air off the ocean. Its skin is molded over a foam core, so it will not swell and stick the way a wood slab can, and it has no steel face to rust along the bottom edge where paint chips. Molded with a grain, it can be stained or painted to look like the wood door on the older house.
Frame, sill and threshold
A door lasts only as long as the frame around it. The jambs we order have a composite lower section, since the foot of a wood jamb is where water sits and rot starts. Under the threshold goes a sloped sill pan that turns up at the back and ends, so wind-driven rain that gets past the sweep drains out to the face. A small roof or a deep overhang above the door keeps most rain off it, and the threshold is set low enough for a step-free entry where the landing allows.
Hardware for damp, salty air
Hinges, the lockset and the strike plate are where corrosion shows first on a door. We specify stainless steel hinges and a lockset in solid brass or a finish rated for coastal exposure, held with stainless screws, because a plated screw in a brass plate stains both. Weatherstrip is a compression type that can be replaced without taking the door down, and the sweep at the bottom is aluminum and vinyl. The older house's own door, knob and hinges are left as they are, and its paint color can be carried onto the new door.

ADU Construction in Rolling Hills Estates: common questions
Each shared service is measured before any connection is made. The panel is rated against the house and the unit together, water pressure is read at the back of the lot, and a camera checks the lateral. The outdoor disconnect and any exterior boxes come in a rating suited to moist, salty air.
It can, once the shell is checked. On a lot near the ocean we look closely at the metal holding it together: anchor bolts, hold-downs and nails at the base of the walls. Corroded pieces are replaced, the slab gets a vapor barrier under an insulated floor, and the new entry door goes into the old car opening.
Proportion carries most of it. The unit repeats the main house's roof pitch, the depth of its eaves and the size of its windows relative to the walls. Its siding or stucco follows the house's finish, the casing is cut to the original widths, and the paint is matched to the house's body and trim colors.
