Lomita Windows & Doors for Everyday Use

Lomita window and door work planned around daily use: sashes that slide and stay open, doors that close and lock easily, original wood kept where sound.

The back door of an older Lomita house should open with a lever an elbow can work, swing shut without a slam and lock with a single turn, and its windows deserve the same ease. Sashes that stick, drop or rattle usually have snapped cords, paint-bound edges or swollen stops, and each of those can be fixed while the original sash stays in its frame.

Sashes that move and stay put

A double-hung sash is balanced by weights on cords, and once a cord snaps the sash either drops or has to be propped open with a stick. We open the weight pockets, fit new cotton cord or chain, and cut through paint that has glued the sash to its stops. Parting beads and stops worn loose are replaced so the sash runs straight without rattling. Where a window is replaced, we pick a balance that holds the sash at whatever height it is left, and a tilt feature only where cleaning the outside would otherwise need a ladder.

Doors used every day

Hinges, latch and threshold on a door to the yard are chosen for wear, since a door in steady use loosens its hinges and wears its threshold first. Ball-bearing hinges carry a heavy slab without sagging, and the lever is set where a hand falls on it naturally. The threshold is kept as low as the sill pan under it allows, so a step through it does not catch a toe. A screen door on the same opening gets a closer adjusted to shut it softly, so a gust does not slam it against the frame.
