Rancho Palos Verdes Windows & Doors, Sealed Right
How water is kept out around windows and doors in older Rancho Palos Verdes houses: weep paths, stucco laps, sill pans and doors set above the paving.
A window frame is built to let a little water in and then send it back out, through small weep slots along its bottom track. The wall of an older Rancho Palos Verdes house should treat water the same way, so we give it a sill pan under the unit, building paper shingled from the bottom up, and a drip edge over the head. Wind off the ocean can drive rain sideways, which is what those laps are for.
Around a frame set in stucco
A full-frame replacement in stucco means sawing back a narrow band to reach the old paper, which is often dry and cracked by then. New paper is tucked under the old above the opening and laid over it below, and the window's nailing fin lands in that lap. Where the old frame is sound, a unit with a flange made to sit on the stucco face avoids the cut, and its perimeter joint gets a foam backer rod and sealant sized to flex. Either way the patch is floated to the existing texture.
Patio doors and the ground outside
A door at grade sees more water than any window, so its pan carries raised ends that stop water running sideways into the studs. The outside surface should sit below the threshold and fall away from it. If pavers or soil pitch toward the house, we correct that first course or regrade before the door is hung, so rain does not pond against the sill. The track's weep holes stay clear, and the sweep on a hinged door is adjusted to touch the threshold along its full length.

Windows & Doors in Rancho Palos Verdes: common questions
Rot starts where water rests, so the probe goes to the lower sash corners and the sill before anything else. Wood that holds firm, with only dry putty and worn paint, is kept and reglazed around its original glass. Wood that crumbles, or a frame leaking at its joints, is replaced by a new unit flashed into the wall from the pan upward.
Before ordering, we run a tape across the frame face of each original, compare its sash heights and note its grille spacing. A narrow-profile unit is set at the depth of the old one so the stucco return around it casts the same shadow, the casing is put back, and the room side is painted in the trim color.
The building department serving Rancho Palos Verdes reviews the work. A sash restored in place may need no permit, while a new unit lists its energy ratings and a full-frame change in stucco may be inspected with the flashing showing. The question of whether the parcel falls inside the state coastal zone is settled first, and our office prepares the filing.
