Sun Valley ADU Construction to Green Building Rules
Sun Valley ADUs drawn to the green building measures LADBS checks: water-saving fixtures, humidity-controlled fans, low-emission finishes and recycled waste.
Green building measures fill a full checklist in the LADBS review of a new Sun Valley ADU, and an inspector later walks the job with the same list in hand. It covers fixtures that cap the flow of water, a bathroom fan that switches on with humidity, finishes low in volatile compounds and a plan for recycling the job's waste. We complete that list on the drawings, item by item, so nothing on it is left to the field.
Water, air and finishes
Toilets, showerheads and faucets are chosen from models listed at or under the state's flow limits, and the plumbing sheet names each one. The bathroom fan is rated for efficiency and carries a humidity control, which clears steam without anyone having to remember a switch. Adhesives, sealants, paints and any carpet come from products with low emissions, and their labels stay on site for the inspector. While walls are open, duct openings are capped so drywall dust never ends up in the unit's air.
Waste from the site, and the house in front
State rules require most construction and demolition waste to be kept out of the landfill, and in Los Angeles mixed debris has to go through a processing facility the city has certified. Concrete broken from an old patio, framing offcuts and cardboard all go into that stream, and the hauler's tickets are kept for final inspection. None of the green list reaches into the older main house. Its fixtures, plaster and windows stay as they are unless the scope says otherwise, and the checklist covers only the new building.

ADU Construction in Sun Valley: common questions
The new fixtures help here, since low-flow toilets and faucets ask less of an older water line. The electrical side starts with the main panel's spare capacity, which decides between a subpanel and a separate LADWP meter, and the house lateral is inspected on camera before it takes the unit's drain.
Yes. A converted garage becomes heated and cooled living space, so its new plumbing fixtures and bath fan still meet the green limits. Its slab, studs and roof framing get a close look first, and the ceiling is measured on the same visit, since a habitable room needs at least 7 feet of height.
We carry the details that make the main house what it is onto the unit: its roof pitch and overhang, the exposure of its siding, its window shapes and the width of its casing. Low-emission paints come in any color, so the unit's walls and trim take the house's colors without giving up a line on the checklist.
