Sun Valley Windows & Doors Planned for Inspection

Escape openings, safety glass, energy labels and headers, planned the way an LADBS inspector checks them, for window and door jobs in older Sun Valley homes.

Bedroom windows are where an LADBS inspector slows down on a replacement job in an older Sun Valley house. Each one has to remain a way out in an emergency, and a new unit that fits the existing opening is expected to be the largest standard size that fits, so the escape route never shrinks. We measure the clear opening of every bedroom window before ordering and note it on the permit set.

Where the glass must be tempered

Safety glass is the next item on the inspector's list. Any pane set in a door or within reach of its swing, any glass near a tub or shower, and large panes low enough to walk into must be tempered or laminated. Each tempered pane carries a small mark etched into one corner, and the inspector reads that mark to confirm it. When an original sash sits in one of these spots, its old glass is swapped for tempered glass cut to fit, and the wood sash itself stays in the house.

Labels, headers and the final visit

The temporary sticker on each new pane lists its heat loss and solar gain ratings, and it stays on the glass until the inspector has compared it with the state energy rules. We leave those stickers alone until the final is signed. Where an opening is widened or a door is cut into a wall, the review moves to the framing: the new header, the posts beneath it and the way the wall is braced appear on the plans, and the inspector sees that work before plaster or drywall covers it.
