Winnetka ADU Construction, Garage First
ADU construction in Winnetka that begins by measuring the old garage, then plans setbacks, utilities and a unit suited to the older main house.
When a Winnetka lot has a detached garage, our tape goes there before anywhere else: up to the underside of its rafters, along each wall, and across the slab to see whether it has cracked or sunk. That old building may already stand where a unit fits best. Its numbers tell us whether the plan converts it, builds onto it, or clears its spot for a new structure on fresh footings.
What the garage numbers decide
Reusing the garage also reuses its place on the lot. A garage tucked near the rear corner keeps that spot after conversion, with no new setback to meet, and on a short Winnetka yard that can leave the middle of the yard open. The old shell still has to reach dwelling standards: enough ceiling height for a habitable room, a floor that takes insulation over a moisture barrier, and walls that stay true once the big door is framed shut. LADBS plan check covers each item, and an inspector sees them before drywall.
If the garage has to go
Some garages are too low, too far out of plumb or too badly undermined to keep. Then the old building comes down under a demolition permit, and the new unit is built on fresh footings, in the old spot or a better one. Before demolition we salvage what the older house can use: sound siding boards, a period window, hardware or rafter ends that match the main house. Those pieces can patch the original house later or be worked into the unit's entry, so the lot keeps some of its first materials.

ADU Construction in Winnetka: common questions
The main panel's rating and its free spaces come first, because they decide whether the unit is fed from a subpanel or a new meter section. A load calculation settles it. Water branches near the house with its own shutoff, and the drain joins the lateral at a point the camera has already checked for roots and offsets. Each trench is routed around tree roots and the main house's footings.
Often, if its slab can take a finished floor. A garage slab may sit low, crack across the middle or have no moisture barrier beneath it, so the floor is raised on sleepers over a membrane, or the slab is cut and repoured where new plumbing runs. We also check that the sill plates are bolted down, and add anchors where they are missing, before any finish goes on.
We begin at the windows. Where the house has double-hung sash divided into panes, the unit gets the same type and pane pattern, with exterior casing as wide as the originals. Above them, the roof copies the house's slope and the reach of its eaves. Siding boards match the width of the house's boards, and paint is mixed to its colors.
