From Reseda and Winnetka to Granada Hills and Porter Ranch, the neighbors of Northridge get the remodel we run here for an older house: a walk-through with lab samples taken, a written scope that names each original part being kept, and a fixed sequence that starts at the foundation and ends with trim and paint. Only the repair list changes from house to house.

Bracing below the floor

An older house may sit on a foundation with few anchor bolts and on short cripple walls that were never braced. When the engineer calls for it, new bolts go through the sill into the concrete and plywood is nailed to the cripple studs, so frame and foundation move together in an earthquake. That bracing is the first trade in the sequence and is inspected before anything covers it. Northridge and every neighbor named above are City of Los Angeles neighborhoods, so LADBS reviews the permit and its inspectors sign off each stage.

From the walls to the trim

With the frame tied down, the old wiring and galvanized pipe are pulled during the open-wall stage, and each new rough run waits for its inspection. Insulation follows, then plaster repair or new wallboard with a skim coat so old and new rooms read alike. The paint results from the walk-through decide how old finishes are stripped from doors and casing. Trim, original doors and wood windows go back near the end, restored or copied to match, so the reworked rooms keep the proportions they had before the walls were opened.
