Older Home Remodeling in San Fernando
Whole-house remodeling for older San Fernando homes: roof framing and eaves kept true to the original, then new wiring, pipe and a reworked layout.
The roofline is the first thing anyone sees of an older house in San Fernando, and on an inland valley lot it takes the hardest beating from strong sun and dry wind. Eave boards crack, rafter tails split and old shingles curl. In a whole-house remodel we repair the roof framing and eaves to hold the original pitch and overhang, then move inside to the wiring, plumbing and layout.
Under the roof
Attic access lets us see the rafters, ceiling joists and any cloth-covered wiring strung on porcelain knobs. That old circuitry comes out, and new cable runs through the attic and down inside the walls with as few plaster cuts as the route allows. Galvanized water lines are swapped for copper or PEX, and the main shutoff is moved somewhere you can reach it. The City of San Fernando reviews the permit, and its inspector checks the new rough work before the walls and ceilings close.
Inside the rooms
A new layout in an older house can mean widening a doorway or joining a kitchen to the room beside it. If the wall carries load, an engineer sizes a beam and posts before the opening is cut. Existing base, casing and window trim are pried off with care, numbered and set back once the new walls are finished, and missing lengths are milled to match. Our walk-through and written scope work this way in Sylmar, Mission Hills, Pacoima and Arleta as well.
