Structural Work for Older Houses in Cerritos
Beam, post and footing work for older Cerritos houses, planned so a kitchen opened to the dining room feels solid underfoot and nearby plaster stays whole.
A kitchen opened to the dining room of an older Cerritos house has to feel settled every day. No bounce as someone walks past the island, no hairline crack returning over a doorway, no cupboard door swinging open by itself. All of that is decided by framing nobody sees once the job is done. We plan the beam, its posts and what sits under them so floor and ceiling behave the way they did with the wall still standing.
Where the weight goes now
Taking out a bearing wall moves its load onto two points. A beam picks up the joists the wall used to hold, and each end of that beam bears on a post. Under every post there must be a footing sized for the new concentrated load, and in a raised house that means digging a pad in the crawlspace. An engineer sets the beam depth, post size and footing width from the spans and from the roof and ceiling weight above. Those sheets go in with the permit application before any demolition starts.
Keeping the old rooms intact
Temporary stud walls go up on each side of the old wall to carry the ceiling while it comes out. A flush beam sits up within the joist space, which lets the ceiling run unbroken from kitchen to dining room. A dropped beam hangs below the ceiling, takes less cutting and can be wrapped in casing that echoes the door trim. Baseboard and casing from the removed wall come off by hand and are labeled for reuse. Where plaster meets the new opening, it is scored first so the edge breaks clean, then built back in coats.

Structural Work in Cerritos: common questions
Several clues show up in plain sight. A door that sticks in one season only, a crack that reopens above a header after it was filled, or a floor that dips along a single line all point at the framing. Under the floor, notched joists, a girder missing a post and a sill plate held down by too few bolts are the warning signs.
Any work on the frame or foundation is permitted through the city's building office. Removing or shortening a bearing wall also calls for an engineer, who sizes the beam, posts and pads that replace it. Plain anchor bolting under a raised floor can often use a prescriptive plan, and we say which route fits once we have been under the house.
Mostly, yes. Anchoring and plywood bracing happen down in the crawlspace, so nothing in the living rooms is touched. For a new opening, the disruption stays close to the wall being removed. Trim is pried loose by hand and kept, the ceiling is protected under plastic, and plaster at the cut is patched in thin coats until it blends with the surrounding wall.
