Stevenson Ranch Windows & Doors That Drain
Stevenson Ranch window and door work that lets water drain: clear weep holes, sloped pans under sliding doors and sealant left off where water exits.
Small slots along the bottom of a vinyl or aluminum frame let water out, and on a Stevenson Ranch job we keep every one of them clear. Water that gets past the sash collects in the sill track, runs to those weep holes and out to the face of the wall. If they are painted over or caulked shut, the track fills and spills inward. On an older wood window, a sloped sill does that job, so we keep it sound and painted.
Sliding doors and their tracks
A sliding patio door collects more water in its track than any window, and the track can only drain if the pan under it slopes to the outside. During a full replacement, a formed pan with end dams goes under the new door, and the threshold is bedded so its own weep holes line up with open space beneath. Outside, the landing is pitched away and kept lower than the door sill. Planters or turf pushed up against the threshold are pulled back, since soil there holds water against the frame.
Where sealant goes, and where it stays off
Sealant runs along the head and the sides of a new frame, where it keeps wind-driven rain out of the joint. The bottom edge of the nailing flange is left unsealed, so any water that reaches the flashing behind it can drain out at the sill. The stucco patch around a full-frame opening follows the same logic: building paper above the head laps over the window flashing, and the sill flashing laps over the paper under it. Stevenson Ranch takes in some mapped fire hazard land, where ember rules can reach the new glass and doors too.

Windows & Doors in Stevenson Ranch: common questions
Frames that drain and wood that is firm can stay. A wood sash is reglazed and weatherstripped, and a newer unit with a sound frame can often take new insulated glass in place of a pane that has gone cloudy between its layers. Replacement fits a frame that leaks into the wall, which shows as stains or swollen trim under the sill.
Where earlier swaps have already removed every wood original, we match the frames already in the house, so new and kept units share a color, a frame face and a grille style. Where wood originals remain, their sash heights and bar layout are measured and each new unit is built to those figures.
Los Angeles County Public Works issues the permit for Stevenson Ranch, an unincorporated community. If the lot also belongs to a homeowners association, its design approval is a separate step, and we ask for it before ordering. At final, the county checks the energy rating on every new unit.
