On a lot near the water, the wood that frames an old window takes the brunt of damp, corrosive air. Sills, bottom rails and the putty around each pane soften first. On an older Venice house, those windows set the look of the front wall, so we treat them as the part to protect while the whole house is rewired, repiped and replanned behind the plaster.

Sills, rails and glazing

Each sash is pulled and judged on its own. Soft wood at a sill or bottom rail is cut out and replaced with a matching piece, glued and shaped to the old profile. Glass is reset in fresh putty, sash cords or balances are renewed, and bronze or vinyl weatherstripping goes into the channels. Corroded hardware is cleaned or swapped for a close match. Metal facing damp air gets stainless or coated fasteners. Back in the frame, the head gets new flashing and the sill a sloped bead of sealant, so water runs off the face of the wall.

Behind the walls, and the permit

LADBS handles plan check and inspection for Venice, which belongs to the City of Los Angeles. Some lots near the water also need a separate state review before the building permit, so we ask about that early. Inside, lab samples of paint and plaster come first. The knob-and-tube wiring and corroded galvanized pipe are removed in one pass while cavities stand open, and all rough work is inspected before insulation. Plaster still keyed to its lath is patched, and casing taken down is tagged for its room.
