Full Home Remodeling for Older Alhambra Houses
Whole-house remodels of older Alhambra homes drawn for city plan check: engineered openings, panel loads and energy forms, with original trim kept.
A plan reviewer at the Alhambra building department reads a whole-house set for three things before anything else: what holds the house up once walls move, whether the electrical service can carry the new load, and how the energy rules apply to the altered rooms. Each gets its own sheet in our drawings. The original windows and trim that stay are marked on the plans as existing, so the reviewer can see what is untouched.
What the reviewer asks to see
For any wall that comes out, the engineer's beam, posts and footings are drawn with their sizes and connectors. The electrical sheet carries a load calculation for the panel, with new kitchen, laundry and bath circuits listed. New plumbing gets a riser diagram from the meter to each fixture. Energy forms cover the insulation going into opened walls and any replacement window. Smoke and carbon monoxide alarms are placed on the floor plan. When comments come back, each is answered in writing on the revised set, and the corrected pages go in together.
Inspections from footing to final
Once the permit is issued, a city inspector visits at set points: foundation and anchor bolts, then framing and shear nailing, then the rough trades together, then insulation, wallboard nailing and the final walk. Plaster that stays is patched only after the rough inspections are signed. Casings, doors and built-ins come off before the first visit and are refitted after the last. A house in San Gabriel, South Pasadena or Monterey Park goes through its own city review in the same sequence, with its own inspector.
About our Full Home Remodeling serviceEverything we do in Alhambra
Full Home Remodeling in Alhambra: common questions
Picture rail and crown, solid wood doors, built-in shelving, oak or maple flooring and window sashes that can be reglazed are worth a careful look. Plaster that holds tight to its lath is patched in place. Our scope lists what stays, what gets repaired and why we made that call.
Work moves room group by room group, each one shut off with poly walls, a zip entry and an exhaust fan blowing outside. A bath and a basic kitchen setup stay running. Rough systems and framing lead, then the kitchen and bathrooms, and the floor finish and paint close out the job. We can also price a version with you moved out.
Before demolition, a lab receives chips of plaster, floor tile, mastic, ceiling texture, duct wrap and old paint, and anything holding asbestos or lead is taken out by a licensed abatement crew. We also test the panel and its ground, pressure-check the water lines and scope the sewer lateral with a camera out to the street.
