Full Home Remodeling for Older Eagle Rock Houses
A whole remodel of an older Eagle Rock house planned around water: the opened house kept dry, then sill pans, flashing and grade that send rain away.
Rain has a few ways into an older Eagle Rock house while a whole remodel is underway: through a roof deck stripped for new sheathing, at window heads once the old siding comes off, and along the base of walls where soil has crept up over the mudsill. We plan for each before demolition, so the opened house stays dry, and then close it up with flashing and grading that move water away from the framing.
Keeping the opened house dry
Once plaster comes off an outside wall or the roof is stripped, the house is exposed in ways it never was before. We stage that work so one face is open at a time, keep rolled sheeting and battens on hand, and check the forecast before lifting any roofing. Original wood windows that stay are covered outside and taped at the casing, since water standing on old glazing putty softens it. Floors kept for refinishing get a breathable cover, so a spill or a drip from above does not cup the boards before they are sanded.
Leaving it drier than it was
Before walls close, every new or reset window and door gets a sill pan and head flashing lapped under the weather barrier in the direction water runs. Original trim going back on is primed on its back and edges first. At the base of the house we confirm that soil and paving sit below the weep screed and slope away, and we follow each downspout to where it empties. Eagle Rock work is permitted through LADBS, and the inspector sees the flashing and barrier at the rough stage, before finishes hide them.

Full Home Remodeling in Eagle Rock: common questions
Wood double-hung windows with sound sashes, original casings and baseboards, built-in cabinets and any plaster that has not let go of the lath are what we try to save. Each is judged on condition, and the written scope marks every item as kept, repaired or swapped for a new piece milled to the same profile.
Rooms are opened and finished a few at a time, and a new group waits until the last is done, so a bedroom and a working bath stay in use. Any exterior opening cut near your living space is sealed before the crew leaves, and plastic walls with zipper doors keep dust on the work side.
Paint, plaster, flooring and any duct wrap are sampled for lead and asbestos at a lab. We also run a camera through the sewer line, look at the panel and grounding, put a gauge on the supply pipes and check sills and the floor under fixtures with a moisture meter.
