Pacific Palisades Windows & Doors
Pacific Palisades window work starts with the hardware, where salt air does its damage first, then the sills, so each sash is restored or matched.
Hardware is the first thing we check on a Pacific Palisades window. Damp salt air corrodes steel screws, hinge pins and sash locks before it shows much on the wood, so we work each lock, turn each hinge and back out a screw or two. Then the sill and bottom rail get a probe for soft spots. The findings tell us which sashes stay and which need new units, with the old casing kept.
Corrosion and the frame
Rust from a failed screw stains the paint and swells the wood around it, and on a steel casement it can lift the glazing putty and crack the pane. Steel frames that are sound can be stripped, primed with a rust-inhibiting coat and reglazed. Wood frames get new stainless fasteners and bronze or brass hardware. Where corrosion has eaten through a steel section, a new unit with a narrow profile can stand in for it, keeping the thin lines the house was built with.
Glass on a mapped lot
Fire hazard mapping covers parts of Pacific Palisades, and replacing windows and doors on a lot within it may bring ember-resistance rules. Tempered glass in an insulated unit is one way to meet them, and exterior doors need a solid core or a tested slab. We confirm the lot's status before anything is ordered. Hardware on those units is chosen for salty air as well, so a single window can answer both concerns. Each tempered pane carries a small etched mark in one corner, which the inspector looks for at final.

Windows & Doors in Pacific Palisades: common questions
A sash is worth repairing when its wood is firm, its joints are tight and the hardware can be swapped without splitting the rails. Stripping the paint is often what shows whether a sash passes. Replace the unit when rot reaches the frame, a steel section has rusted through, or the glazing rabbet has broken away along the bottom.
We measure frame, sash and muntin widths at each opening and photograph the profiles. Replacement units come in narrow steel, fiberglass or clad wood to keep those lines, with hardware in a finish that suits the house and resists corrosion. Original casing and sills stay on wherever they are sound.
Pacific Palisades permits are filed with LADBS, the City of Los Angeles building office. Two maps are read before it is filed: the fire hazard map, which sets the glass and door rules for a mapped lot, and the coastal zone boundary, which can add a planning step for a change to an opening. We look up both for the parcel.
