The crawlspace is where a first visit to an older Pacific Palisades house begins. With a flashlight and a moisture meter we look at the mudsill, whether the frame is bolted to the foundation, the state of galvanized and cast iron lines, and any cloth-insulated wiring stapled to the joists. Findings below the floor shape the plan above it. A sill that crumbles under an awl points to framing repair and new bolting before any wall is moved. From there we climb into the attic to trace wiring and check the roof framing over any wall you want opened. Original windows, casings and built-ins are then judged one by one, and those worth saving are listed by room in the written scope, with stainless fasteners specified wherever they go back on the outside.
