Playa Vista Windows & Doors, All at Once or in Stages
All at once or in stages: older Playa Vista homes can have windows and doors replaced in phases, with stainless hardware and one profile throughout.
Do all the windows have to be replaced at the same time? For an older Playa Vista home, the answer we give on that first walk-through is no, because each opening is judged on its own. Some sashes can be restored, a few may need new units now, and the rest can follow later, as long as every new unit is ordered to the same profile so the house reads as one.
Working in stages
A staged plan starts with the openings that are letting water in or no longer lock. Those are replaced or repaired first, and the rest are restored or set aside for a later phase. To keep the house consistent, the frame color, glass coating and bar layout are written into the scope at the start, and the same product line is used in every phase, so units ordered later match the first. Doing the street side together keeps the front looking whole, while back rooms can wait. Each phase gets its own permit if it includes replacements.
Hardware that stands up near the coast
Air near the coast carries salt, and that wears on metal parts first. Hinges, lock bodies and sash hardware on new and restored units are ordered in stainless steel or bronze, and every fastener that holds a frame is stainless too. Sliding doors get sealed rollers and a removable track insert, which can be replaced later without pulling the frame. Where an original sash lock or door knob is kept, it is cleaned, its springs checked and its finish protected with wax so it stays in service beside the new pieces.

Windows & Doors in Playa Vista: common questions
Each sash is tested by hand. If it slides, locks and has firm wood at the bottom rail, it can be restored with new cord, putty and weatherstrip in the first phase or a later one. A frame with soft wood at the sill or corners is replaced in the phase that deals with leaks.
A record of each original opening is made at the start: frame width, sash split and bar pattern. Every new unit, whichever phase it arrives in, is ordered against that record from one product line, and sound exterior casing is put back around it.
Because Playa Vista is a Los Angeles neighborhood, LADBS handles its window and door permits. Each phase that includes replacements is permitted on its own, with energy labels on every new unit. A phase that widens an opening also carries framing details for review.
