El Segundo Windows & Doors Ready for Plan Review
Energy forms, flashing checks and tempered glass: window and door work for older El Segundo houses, prepared for what the city's reviewers look at.
A form listing the energy ratings of every new unit is among the first papers a City of El Segundo plan reviewer may ask to see for window work on an older house. The ratings on that form must match the stickers on the glass, so we prepare it from the actual order. Safety glass locations and any opening that changes size are marked on the same set, so the reviewer sees the whole job together.
Flashing the inspector may want to see
On a full-frame job in a stucco wall, the paper and flashing around the opening are hidden once the stucco patch goes on. The inspector may ask to see them before that happens, so the work is staged: the old frame comes out, the pan and jamb flashing are lapped in, the new unit is set and the head flashing is tucked under the paper above. Only after that check is the lath fastened and the patch applied in coats to match the texture of the wall. Fasteners in the lath and the flashing are stainless, since salt in the air rusts bare steel.
The coastal question
Before any opening grows or a new door is cut in, the lot is looked up on the state coastal zone map. Inside that boundary, the change may need a coastal sign-off as well as the building permit, and the two reviews weigh different things: the coastal one the change to the outside of the house, the building one the structure, energy use and safety glass. A swap inside an existing opening is the lighter path. Glass near doors and tubs is still ordered tempered, and each bedroom window keeps a clear opening at least as large as before.

Windows & Doors in El Segundo: common questions
Near salt air, the hardware often fails before the wood. A firm sash can stay, fitted with new bronze or stainless lifts and locks and given new glazing compound. A rotted sill or an out-of-square frame calls for a clad or fiberglass unit sized to the opening, with its energy label ready for the reviewer.
The stucco return or wood casing around each opening stays where it is sound, so the change shows only in the sash and the glass. Inside that border, new units copy the frame width and bar pattern of the originals in a profile slim enough to keep those lines.
The City of El Segundo issues and inspects window and door permits through its own building division. New units need energy forms and labels, glass by doors and tubs must be tempered, and a bedroom window must keep its escape opening. A full-frame job in stucco adds a flashing check before the patch.
