On an older West Hills house, window replacement follows a fixed order. Every opening is measured and photographed, the units are ordered, and nothing comes out of a wall until the new ones are on site. Then each opening is worked from start to finish before the next one is opened: old unit out, framing repaired, flashing set, new unit in, trim back on. Original casing and sills go back where they came from.

Before anything is removed

Furniture is moved back from the walls, floors are covered from the door to the window, and a dust wall goes up when plaster will be cut. Paint on older trim is tested for lead before it is disturbed, and if the test comes back positive, the work follows lead-safe practice with plastic sheeting, misting and a HEPA vacuum. Casing that will be reused is scored along the wall line, pried off in one piece and numbered on the back, so it returns to its own opening.

Closing each opening

Once the old unit is out, the rough opening is checked for level and plumb, and any rot at the sill framing is cut back to sound wood. The sill pan and side flashing go in, the new window is set on shims, and the gap around it is filled with low-expansion foam. Exterior trim or stucco patching follows, then the numbered casing goes back inside. Paint and caulk come last, after a final check that every sash opens, closes and locks as it should.
