Full Home Remodeling of Older Redondo Beach Houses
Older Redondo Beach houses remodeled with hidden framing found early: open stud bays get fire blocking, and new wire and pipe use the same path.
Stud bays that run open from the crawlspace to the attic, with no blocking at the floor line, can turn up once the lath comes off an older Redondo Beach house. Finding them changes two things. Fire blocks have to go in at each floor and ceiling before the walls close, and those same open bays give new wiring and pipe an easy path, so fewer patches mark the original plaster.
When the bays are open
Open bays act like chimneys in a fire, so the inspector looks for solid blocking at every floor and ceiling level and at any soffit. We cut it from framing lumber and fit it tight, and gaps around pipes are filled with a listed firestop caulk. Before the blocks go in, we use the open path: new cable is pulled from the crawlspace straight to the attic, and a vent or supply line can drop through the same bay. Each run is photographed, so a record shows what sits inside every wall once the plaster is repaired.
Other things the walls can hide
A missing header over an enlarged opening, a stud cut through for an old drain, or knob-and-tube spliced into newer cable each get priced in a written change order before the fix. Damp, salty air reaches into wall cavities near the exterior, so any steel connector we add is hot-dipped galvanized or stainless. The City of Redondo Beach reviews the plans, and a possible coastal zone review for the parcel is looked into early. Hermosa Beach, Torrance and Rolling Hills Estates houses get the same open, record and fix routine.

Full Home Remodeling in Redondo Beach: common questions
Plaster that stays tight to its lath, the casings around doors and windows, wood sashes in dry frames and original panel doors are kept wherever they are sound. When a wall must open for blocking, the trim on it is numbered and stored, and the scope gives each saved part its reason.
Crawlspace and attic work happens first, with the rooms below still in use. The house then opens a few rooms at a time behind plastic, with a bath and a cooking area kept going. Fire blocking and rough wiring are inspected in each group before it is closed.
Lab samples of plaster, sheet flooring, duct wrap and paint come back for asbestos and lead before any demolition. Alongside them, we check the circuits for ground, pressure-test the supply piping, film the main drain and look into the crawlspace for open bays and damp framing.
